Adur Property Management Ltd was established with the purpose of offering a good local solution to managing residential property around the Sussex Area. With large firms charging large premiums for standard service, we pride ourselves on a personal and individual approach to managing your block or development. We have a small client database to ensure a good personal service and have a wealth of experience in all aspects of Property management, ranging from individual flats, residential blocks of flats, to leisure centres with swimming pools and gymnasiums. We provide varied services from Project management, to budgeting and collection of service charges and ground rent, and our book keepers can keep your management accounts up to date too. We take care of your properties needs so you can relax, in the knowledge that it is in safe hands.

service charge budgeting & collection

Service Charges are payments made that pay for all services to your block or development. These payments go either directly to an individual Client Service Charge account for your block, which is kept in trust, ie. Protected, or to your own company client account, allowing you to keep hold of your own money. APM have access to this account for day to day costs to contractors. Either way, APM do not profit from your money, all monies are kept in your block's account. This means that it is in our interest to ensure our Tradesmen give good value for money. Our aim is to improve and maintain the quality and integrity of your building.

Your Service Charges may pay for cleaning of communal areas, maintenance of any gardens or car park, upkeep of communal satellite dishes, and insurances among many other things. Our Service Charge is similar to a maintenance fee.

Service Charges are generally collected annually in advance. We offer various payment options depending on the Lease. Sometimes, spreading the charge over 10 or 12 months can ease the burden of service charges to the individual and improve the cashflow of the management company.
